What do lenders look for?
The details are important. Be as accurate as possible when completing an application for credit. Income, residency, and employment will be verified after your conditional approval. Make sure you can prove the information you submit.
Fill out the application completely
Don't skip any questions. Use your most recent pay stub to calculate your monthly income. Take your year-to-date income (this is the biggest number on your check stub) and divide the year-to-date number by the number of weeks you've worked this year using the pay period ending date on your pay stub. Put a reasonable estimate of your initial investment (down payment) on your application for credit. Don't overestimate your available funds. If you are aware of issues in your credit history, the amount of your available investment can influence the outcome of your application for your new home.
